This Privacy Policy explains how the Linsey & Leake team ("we," "us," or "our") collects, uses, and protects information when you visit linseyandleake.com (the "Site"). We take your privacy seriously and are committed to handling your data with transparency and care.

Information You Provide Directly
When you fill out a contact form, request a property showing, sign up for listing alerts, or otherwise reach out to us, we collect your name, email address, phone number, message content and any property preferences you share, and any other details you voluntarily include.
Information Collected Automatically
When you visit the Site, we and our service providers automatically collect certain technical information, including IP address and approximate geographic location, browser type, operating system, and device type, pages viewed, time spent on pages, and navigation paths, referring URLs and search queries, and performance data such as page load times and JavaScript errors.
Property Search Activity
If you use our IDX-powered property search, we may collect your search criteria, saved searches, and listings you view or favorite. This data helps us provide relevant results and follow up with listings that match your interests.
2. How We Use Your Information
We use the information we collect to:

3. IDX / MLS Listing Data
Property listings displayed on this Site are provided through an Internet Data Exchange (IDX) feed from the Park City Board of Realtors (PCBOR) and associated MLS providers. Listing data is refreshed regularly but may not reflect the latest changes. Important notice: By using the property search features on this Site, you acknowledge that listing data is provided for your personal, non-commercial use and may not be redistributed. All listings are subject to prior sale, change, or withdrawal without notice. When you save searches or request information on a specific property, that activity may be shared with the listing agent or broker as required by MLS rules. If you register for listing alerts or a Buyer's Account, your contact information will be associated with your search activity and used to deliver the service you requested.
4. Third-Party Services
We use the following third-party services to operate and improve the Site. Each has its own privacy practices, which we encourage you to review.
PostHog
Product analytics. Tracks page views, click events, and user flows to help us understand Site usage. Data is processed in the US. Privacy policy: posthog.com/privacy
Sentry
Error monitoring. Captures JavaScript errors and performance issues so we can fix problems quickly. May capture limited request data at the time of an error. Privacy policy: sentry.io/privacy
Better Stack
Log management and uptime monitoring. Stores server-side logs that may include IP addresses and request metadata. Privacy policy: betterstack.com/privacy
Cloudflare
DNS, CDN, and security layer. Processes all web traffic to protect against threats and improve performance. Cloudflare Stream is used to deliver video content. Privacy policy: cloudflare.com/privacypolicy
Vercel

5. Cookies and Tracking Technologies

6. How We Share Information
We share your information only in the following circumstances:
- • Service providers: With the third-party services listed in Section 4, for the purposes described there, under contractual data processing agreements.
- • Agents and team members: With licensed real estate agents on the Linsey & Leake team who are working with you, or who represent a property you have inquired about.
- • MLS / IDX requirements: As required by PCBOR MLS rules, contact information submitted in connection with a property inquiry may be shared with the listing agent of record.
- • Legal compliance: When required by law, court order, or regulatory request, or to protect the safety and rights of others.
- • Business transfers: In the event of a merger, acquisition, or sale of assets, personal information may transfer as part of that transaction. We will provide notice before your information becomes subject to a materially different privacy policy.
7. Data Retention
We retain personal information for as long as is reasonably necessary to fulfill the purposes described in this policy, unless a longer retention period is required by law or our MLS affiliation obligations.
- • Contact form submissions are retained for up to 3 years, or until you request deletion, whichever comes first.
- • Analytics data collected through PostHog is retained according to our configured retention window (typically 12 months) and then anonymized or deleted.
- • Error logs in Sentry are retained for 90 days.
- • Server logs in Better Stack are retained for 30 days, after which they are automatically purged.
8. Your Privacy Rights
Depending on where you live, you may have certain rights with respect to your personal information.
Utah Residents (Utah Consumer Privacy Act)
If you are a Utah resident, you have the right to know whether we are processing your personal data and request access to it, request correction of inaccurate personal data, request deletion of personal data you have provided to us, opt out of the sale of your personal data (we do not sell personal data), and obtain a portable copy of your personal data in a reasonably usable format.
California Residents (CCPA / CPRA)
California residents have rights under the California Consumer Privacy Act, including the right to know, delete, and correct personal information, and to opt out of sale or sharing for cross-context behavioral advertising. To exercise any of these rights, contact us using the information in Section 11.
All Users
Regardless of where you are located, you may opt out of marketing communications at any time by following the unsubscribe link in any email or contacting us directly, and request that we stop processing your data for purposes not essential to providing the services you requested. We will respond to verifiable privacy requests within 45 days. We will not discriminate against you for exercising your privacy rights.
9. Children's Privacy
The Site is not directed to children under the age of 13, and we do not knowingly collect personal information from children. If you believe a child has provided us with personal information, please contact us and we will delete it promptly.
